Windy Oaks Farm - Wooltop Drive, Pepperell, MA

Windy Oaks Farm is a pristine horse farm located close to Main Street in Pepperell while feeling as remote as a Vermont farm. The private drive winds up the hill from the lily pond on Elm Street, past the neighbor’s golf course, along a hedge-trimmed drive. Oak Hill Farm with its indoor arena and 17 acres is to the left, while Wooltop Estate is to the right. With cluster zoning the house is located at the back of the lot, abutting 200+ acres of conservation trails that are considered among the best riding in the region. The local farm that cuts the hayfields no longer cuts/rents the field to the back of the property, so owners have permission to cut and use the field at will. Current owners graze their horses on this field and keep it cut.  
The main house at Windy Oaks was built in 1985, with the barn added in 1987. The house was built by a builder for his empty nest house, and the barn was a large structure to house excavating equipment. As the builder’s wife loved antiques, the house was designed after a Sturbridge Village parsonage. The present owners bought the property in 1993, and added stalls and a hay loft to the barn, and fencing to the paddocks, as well as various outbuildings. The present owner remarried in 1999 and added the addition and the pool, addition done by Bob Frye who also built the indoor arena next door at Oak Hill Farm.   
The in-ground lagoon shaped heated pool is a 33,000 gallon gunite pool with bromine filtration system (no chlorine). The pool house houses the filtration system and storage for chemicals, supplies and pool toys.   
Behind the pool is a “secret garden”, with a pergola with grapes & wisteria, a perennial garden, tool shed, and ornamental pond.   
The property itself sits on 6 acres, with access to another 28 acres of “common land” which can be used recreationally for any use excluding building permanent structures. The bulk of the common land is an old cross country course which the present owners mow once per year in order to keep it rideable. The old jumps can be rebuilt if the new owners wish to have a cross country course on which they do not pay taxes. The rest of the common land is a pine forest which goes through to Gardner Farm via trails.
The house & barn roof shingles were redone two years ago with architectural shingles, and the lean-to roof was redone two years ago with heavy duty corrugated roofing panels. Lean-to was stained at the same time, and the main house has been getting its new stain/trim paint over the past two summers. Trim and dental molding was recently replaced. Windows in the ‘80s side of the house (22 windows) were replaced with dual paned Andersen windows. Deck and front porch have been treated yearly with cedar-tinted waterproofing. Perennial beds in the front yard have just been replanted with new plantings. Chicken house was redone, reroofed & trash shed was added two years ago. Tool shed in backyard was added two years ago & is sided with composite wood that never has to be repainted.   
Riding ring was professionally graded in order to avoid the water/sewer lines & has a thick sand base. Play fort in the back was built for the kids while also providing a bike shed underneath (and one time chicken coop when the youngest raised some chicks).  
Inside the house everything has been kept up to date, with at least two rooms per year getting new paint and/or a face lift. The kitchen & downstairs half bath have a type of ceramic tile that is made of ground limestone. Breakfast bar with cabinets & granite were added. Flat surface cooktops and new griddle were just added for Christmas 2011. Woodstoves in front office/sitting room and great room actually heat the house so that current owners have purchased less than 100 gallons of heating oil in the past 2 years.   
All four bathrooms were just recently upgraded to granite counters & vessel sinks & new faucets, with the master being upgraded to dual sinks. The house has two masters, with huge bedrooms and walk-in closets and upgraded baths. Master bathroom has a slipper tub plus separate shower, dual vessel sinks, granite counter, plus a laundry chute! Second master has walk in closet, dress closet, upgraded bathroom, beautiful fireplace with doors. Another bedroom is huge with two closets, another bedroom has ensuite bathroom with upgraded granite, fixtures.   
Three season room goes out to deck area with 8 person hot tub. Goldfish pond abuts deck with plantings and pond feature.   
Basement playroom has been added by artist owner who painted murals on the walls to create an “under the sea” oasis for the kids to play in. Basement also features a finished office space that was originally created as a sound room for a musician, but is now office space. New part of basement features built-in heavy duty shelves for easy storage of bins.
